Has the worst in the housing market slump passed, or is there worst yet to come?

This is a question we are pressed to answer on an almost daily basis, but to all the pundits who claim to know all the answers we ask, how can anyone answer such a question with a straight face? The only way anyone can be sure that the worst has passed will be six months after that, not six months before. Any recovery will no doubt be well heralded in the press, long after the event.

UK interest rates are now at the lowest level since 1955

The Bank of England's historic slash in interest rates to this level should make a significant difference in mortgage repayments for many home owners, provided lenders react appropriately. Mortgage lenders are now under pressure to pass the cut on to borrowers. The high of 5.75 percent in 2007 has now nearly been halved to 3 percent.

Energy Performance Certificates - don't put your property on the market without one!

Did you know that if you put your house on the market for sale that you risk repeated fines of 200 pounds if you cannot produce a valid certificate? This law came into force on 1st July 2008, but by 30th December 2008 all properties - homes and commercial - when sold, built or rented will need an energy performance certificate (EPC). Public buildings will also need to display a display energy performance certificate (DEC).
This initiative is the result of European legislation - the Energy Performance of Buildings Directive - which all member states must adopt. Typically, the cost of a survey is around 100 pounds plus VAT, and is valid for ten years. Ask us for details.

Avoiding the ongoing House Price Hullabaloo, some of our sales clients are now opting to invite offers on their properties rather than fix asking prices. Our clients have their own individual price expectations as do possible purchasers, negotiating a price is a matter for both parties. Removing the asking price barrier is a means of making this a simpler process. In the current market, we expect that this approach will prove to be an increasingly popular way of advertising sales property.
